Home Survey - Level 2

A clear, practical assessment of a conventional property’s condition, presented in the standard RICS Level 2 format.

It is designed for properties of conventional size, design and construction that appear to be in reasonable condition. It is unlikely to suit properties that are unusually large, complex, of unconventional construction or built before 1880.

What is a Home Survey Level 2?

The report helps you understand the condition of the main elements of the property before you commit to buying it.

An appropriately qualified RICS surveyor inspects the inside and outside of the main building and permanent outbuildings, covering as much as is physically accessible and safe. The report describes significant visible defects, explains their relative importance and recommends further investigation where the surveyor cannot reach a conclusion with reasonable confidence.

What is included in the survey?

A Home Survey Level 2 is designed to give you a clear understanding of a property's condition before you buy.

The report highlights significant defects, identifies areas that may need repair or further investigation, and provides practical guidance to help you make a more informed decision.

  • Property inspection by a qualified RICS surveyor
  • Easy-to-understand condition ratings
  • Clear advice on repairs and maintenance
  • Recommendations for further investigation
  • Key risks and areas of concern highlighted
  • Important legal matters to check

What you’ll learn from a Home Survey Level 2

Your RICS Home Survey Level 2 report uses a simple Condition Rating system to help you understand the significance of any issues identified during the inspection. Each element of the property is assessed and given a rating, making it easy to identify areas that may need repair, replacement or further investigation.

  • Condition rating 3 Defects are serious and need repair, replacement or further investigation. These issues should be addressed as a priority before committing to the purchase.
  • Condition rating 2 Defects need repairing or replacing, but are not considered serious or urgent. These issues should be addressed in due course to maintain the property's condition.
  • Condition rating 1 No repair is currently needed, although the element should continue to be maintained. Routine maintenance will help preserve the property's condition over time.
  • Not inspected The element was not inspected during the survey. The report will explain any limitations and whether further investigation is recommended.

Why do I need a survey?

A mortgage valuation is designed for your lender, not for you. It won't provide the detailed insight needed to understand a property's condition, potential defects or future maintenance requirements.

A home survey gives you an independent assessment of the property, helping you uncover issues before they become your responsibility and giving you greater confidence in your purchase.

Our survey process

Step 1 – Get a quote

Complete our short online questionnaire and tell us a little about the property you're buying. If the property is suitable for a Home Survey Level 2, you can obtain a quote and purchase your survey online. Once your order is confirmed, we'll contact the seller or estate agent to arrange access for the inspection.

Step 2 – Assessment

Once the inspection has been booked, your surveyor will visit the property and carry out a detailed visual assessment of its condition. They will inspect the main visible and accessible elements of the home, identifying any defects, maintenance concerns or areas that may require further investigation.

Step 3 – The report

Following the inspection, you'll receive a clear, property-specific report outlining the surveyor's findings. The report uses a simple Condition Rating system to explain the significance of any issues identified, helping you make a more informed decision before you commit to the purchase.
