Book after your offer is accepted and leave enough time to act on the findings before exchange of contracts.
Timing matters. Arrange the survey too early and the seller may not yet have accepted your offer. Leave it too late and you may have little time to obtain specialist advice, quotations or discuss the findings.
The usual point to book
Most buyers arrange a survey after the seller has accepted their offer. At this point, you can provide the property details and the seller or estate agent can help arrange access.
Why you should not leave it until exchange
In England and Wales, exchange of contracts is the point at which the purchase normally becomes legally binding. Receiving the report before exchange gives you time to understand the findings and consider your options with your conveyancer.
Allow time for follow-up
A report may recommend specialist investigation, legal enquiries or repair quotations. These steps can take time, particularly if access is needed or a relevant specialist is busy.
What can affect appointment timing
Surveyor availability, access arrangements, the property’s location and the chosen product can all affect timing. Place your order promptly and provide accurate contact information for the person arranging access.
Share concerns in advance
If you have noticed cracking, damp, alterations or another concern, tell us before the inspection. The surveyor can consider it within the scope of the service, although the survey cannot become a specialist investigation unless separately agreed.
