Use the report and supporting evidence to have a clear, proportionate conversation with the seller.

A survey does not automatically justify a lower price, and a seller does not have to renegotiate. It can, however, give you evidence to support a discussion when significant, unexpected work is identified.

Start with the surveyor’s advice

Understand what the defect is, how urgent it may be and whether further investigation is needed. Do not base a request on a headline rating without reading the explanation.

Get appropriate quotations

Where possible, obtain written quotes from relevant contractors or specialists. This gives both parties a clearer picture than an unsupported estimate.

Focus on material findings

Normal age-related wear and routine maintenance may already be reflected in the agreed price. Concentrate on significant defects, urgent repairs or issues that were not reasonably apparent when you made the offer.

Present a clear case

Share the relevant report extract, explain the recommended action and provide quotations. Keep the request factual and proportionate rather than sending the entire report without context.

Consider different solutions

A price reduction is one option. You might instead ask the seller to complete work, provide missing documentation or agree another practical solution. Discuss legal implications with your conveyancer.

Be ready for a counteroffer

The seller may disagree, propose a smaller adjustment or refuse. Decide in advance what outcome you can accept and whether you are prepared to proceed with the work after completion.

Keep your conveyancer involved

Tell your conveyancer about significant findings and any agreement with the seller. They can advise how the outcome should be documented before exchange.
